What does the median value property buy you outside of the capital cities?
We see the regional median value quoted regularly but do we ever stop to look at what that buys? This week I take a look at what you can get in regional Australia for the median value.
Following on from last week’s post about what you can buy fro the median in the capital cities, this week I look at what the regional market median dwelling values buy you.
Taking Cotality’s most recent median dwelling values (May 2025) for each rest of state market, I have provided five recent sales of properties in each of the states outside of the capital city which sold for a price close to the current median value.
Once again I was somewhat surprised, and not in a positive way at what you could get. In many of the larger regional markets, especially those close to the capital cities there weren’t many options around the median with prices typically much higher.

This data serves as a good reminder that when you are looking to purchase a home, when you see a median price of a suburb you should seek out the individual sale that represents that median to give you a better idea of what your purchasing budget will allow you to buy.
You should always keep in mind that because the median is the middle value there are as many properties more expensive and less expensive that make up that figure. So just because a median price is higher than you can afford, doesn’t mean that you won’t be able to find a property within your budget in that area.
